Is there a cost to join the partner program?
Absolutely not. Joining the Obsidian referral partner program is 100% free. There are no membership fees, no hidden costs, and no minimum referral requirements. We earn when you earn — that’s the entire model.
How quickly will I hear back after applying?
We review every application within 48 hours. Once approved, you’ll receive your partner welcome kit within 24 hours, including your unique referral code, marketing materials, and partner portal access.
When and how do I get paid?
Commissions are paid within 24 hours of your referred guest’s check-in. Payments can be made via bank transfer, PayPal, or wire transfer — whichever works best for you. You’ll receive a detailed commission statement with every payment.
What happens if a referred client cancels?
Commissions are only paid when the guest actually checks in. If a booking is cancelled before check-in, no commission is due. If a guest checks in and then leaves early, your commission is still paid in full based on the original booking value.
Can I refer clients for any Obsidian property?
Yes. As a partner, you can refer clients to any property in the Obsidian portfolio — currently three villas in Sint Maarten, with St. Barths and Dominican Republic properties coming soon. You’ll have access to real-time availability for all properties.
Do I need to handle any part of the booking process?
No. Once you refer a client, Obsidian handles everything — the booking, payment processing, concierge arrangements, guest communication, and on-property management. Your job is simply to make the introduction. We take care of the rest.
